No, however, our team has a service in place to assist with installing a portable A/C unit.

Which utilities are residents responsible for?
Water, sewer, trash, pest, gas, and electricity.

Application & Qualifications
What are the income requirements?
Applicants must have a gross monthly income of at least 2.5 times the monthly rent and you can view all requirements on the Rental Qualification Acknowledgement located at the bottom of our website.
What documents are required to apply?
Proof of income and valid identification, such as Government-Issued Photo ID, or Passport.
Can I apply online?
Yes.
Does everyone over 18 need to apply?
Yes. All occupants age 18 and older must apply.
How long does the application process take?

Availability & Move-In
How do I know which apartments are available?

How far in advance can I apply?
As long as a home is available, you may submit an application in advance.
Can I reserve or hold an apartment?
Yes, an apartment is held when you submit an application.
Can I change my move-in date?
Yes. You will be requoted based on the new move-in date and lease term, which can result in a change in pricing.
Can I transfer to another apartment within The Luke?
Yes, after six months with management approval. Transfers cannot be like-for-like, and must be either a smaller or larger unit.
Lease Terms
What lease terms are available?
12–16 months.
Can I break my lease early?
Yes. Early termination requires 20 days’ notice and a termination fee equal to two months’ rent.
How much notice is required to move out?
20 days and should be provided via written notice.
Can I add or remove someone from my lease?
Yes, with an approved roommate release signed by all parties.
What happens when my lease expires?
Residents may renew, move to month-to-month, or move out with proper notice.
When will I receive my renewal offer?
Approximately six months before the lease expiration date.
